A little bit about me:
🏃🏻♂️ I’ve been a competitive runner for over 20 years, and have spent the last 14 of those running at the professional level representing various brands and traveling the world 🌎💫
During COVID, all of that traveling ground to a halt, and with the uncertainty of how long that shutdown would last, I took that as an opportunity to delve into what had been tempting me for a while, and I got into real estate with my partner Brannon 👨🏼🤝👨🏻🏡
We hung our licenses with eXp Realty and started our company, Harlequin Homes. We love helping friends and clients make their homeownership and investment goals a reality and showing people how much there is to love about living in Arizona! ☀️🌵🏜️

Some Flagstaff neighborhoods are going under contract in about a week. Others are sitting close to three months.
We mapped single-family sales from the Flagstaff MLS to see where homes are moving fastest, and slowest. Continental Country Club led the way at a median of 8.5 days. Pine Canyon came in at 87.
The spreadsheet nerd in me had way too much fun with this one!
But a median isn’t destiny. With the right plan, a home in any neighborhood can beat it, and that’s our favorite part of the job.

Flagstaff flood update, Monday Nov 2:
2 individuals lost their lives and many in the Southside area have experienced property damage.
🌧️ 3.37” of rain at Pulliam Airport on Sunday, the wettest November day on record (records go back to 1898)
🌧️ The previous Nov 1 record was 1.53”, set in 1987
🌧️ 5.15” total over two days
Most of what I saw was in good shape. The big exception is Continental, where a large lake is sitting next to the driving range. Also in the video: Sinclair Wash, Lower Lake Mary, standing water along Pulliam Dr by the airport, and the Peaks covered in snow.
Know before you go
• The City is asking people to avoid Downtown, Southside, Country Club, Soliere, Foxglenn and Continental while crews work
• A flood warning along the Rio de Flag runs until 11:30 tonight
• Foxglenn Park is closed
• Part of the main highway between Flagstaff and Sedona was damaged. Check AZ511 before you drive
• City drinking water was not affected and is safe to drink
• Trash and recycling are on their normal schedule
• City offices reopen Tuesday, and City voting locations are operating as normal for Election Day

• A Red Cross shelter is open at Sinagua Middle School, 3950 E Butler Ave

Day 10, and it’s pending. Here’s what actually went into it.
First, a huge thank you to our sellers. They spent years caring for this home, and it showed in every room. This one is really theirs.
People keep asking us why some homes are moving right now while others sit. There’s no magic to it, but there is a process. Here’s what that looked like on this one:
1. The house was ready before anyone walked in. Soft staging, a deep clean, and a pre-inspection.
2. We showed the work. Every update was on one page with the year it was done, so buyers never had to guess about condition.
3. We marketed the life, not the list. Friday nights on the decks, a cedar soaking tub after a cold day, a guest room with no stairs.
4. We launched with a plan. Neighbors first, agents the same day, and a big open house the first weekend.
We priced it with today’s buyers in mind, from day one.
Every home is different, and every sale has its own story. A clear plan takes a lot of the stress out of it, both for our sellers and for us.

At today’s rates, a tenant paying around $1,500 a month covers the mortgage on roughly $200,000 of the purchase price. Same listing, very different payment.

Further together, this has been far more than a catch phrase!
We were in a room of Flagstaff agents today including Shay Noonan and Templeton Walker, two people we really respect, plus an appraiser and a lender who are living these changes every day.
Our biggest takeaway: this business is getting harder to do alone. The agents who come out ahead will be the ones who get clear on who they want to serve, and surround themselves with the right people. Like Templeton put it, you don’t need to know how. You need to know who.

And it’s the same reason I would.
